Our service commitment to our clients is simply the best in the industry and our model in conducting business and communicating to our clients is as follows:

  • Confirm receipt of your order instantly. Our clients can fax, email, or place an order via our online secure website.
  • We review the order, assign the order to a project coordinator, and evaluate for any potential concerns which are then communicated immediately. We then perform an exhaustive data analysis for the property to review location data, historical comp data, lending data and evaluate the overall order requirements.
  • The lender, homeowner or borrower is then contacted to schedule a property inspection within 2 hours of receiving the order. We then proceed to schedule the inspection inside 1-2 business days.
  • A Licensed/Certified appraiser who is independent from any lender, is immediately contacted and placed in queue on our automated schedule system in what we call a holding pattern. Based on the initial property report, we then determine what type of appraisal is required. Different types include drive-by and full detailed walk-through appraisals. Based on the needs, we dispatch an appraiser to the property.
  • After the inspection, if there are any potential defects, structural or other raised concerns the client is contacted immediately.
  • Detailed field notes are entered into our online system and recorded for the specific order including all on-site appraisal information depending on what type of appraisal performed. Our appraisers have online access to our orders so information is entered in real-time and often while on-site at the property.
  • Consolidated Analytics generates the detailed appraisal report which is then thoroughly reviewed prior to release on the website.
  • Once the review is complete, the report is made available online via a downloadable PDF report.
  • We then review and communicate any concerns about the property immediately to the client without alarming the borrower and we document official notes about that conversation specifically.
  • Finally, we proceed to close the order once our client is 100% satisfied with the report and the entire process is complete.

Copies of licensing and insurance information are maintained for each appraiser. We annually review and randomly spot check each appraiser to assure the highest standards of professionalism.
